If you are looking to purchase a new property setting, we offer a diverse selection of prime waterfront and golf course lots. Need more land? 10 to 100-acre parcel lots are available each with options and views for building your new home. Our county geographical knowledge can help find you the property you are looking to build on.
Design / Planning
We invite you to bring your plans, ideas and thoughts to our design team. The initial consultation will help Generation-3 to understand your project. With this information, we can present you with a view of what is involved. We have over 400 exciting Linwood design plans for you to explore. Contemporary, post and beam, timber frame and traditional style homes all categorized for easy viewing. We offer free custom design options or modifications to an existing Linwood plan. By channeling your ideas into a short list, the project begins to take shape.
The Linwood Solution
Linwood has been in the material package industry for over fifty years.
After your design is ready, a Linwood Homes material package will be prepared. This includes a price guarantee of up to one year.
The Linwood 30 year structural warranties and other product warranties give comfort in knowing that your home is underwritten by one of the industry’s best home package suppliers.
Materials are cut in the Linwood factory, where all components are wrapped in a weather tight shell before being shipped directly to your site. This process speeds up on-site construction, saving time and the costs. Full permit ready construction drawings will be prepared as part of your Generation-3 package.
Cost Control / Building Options
Cost Control
From the initial phase, Generation-3 focus on your needs vs budget. We treat the budget as a critical control document crucial to the design. Budgeting is a two-step process. The initial budget is prepared as a Rough Project Budget Estimate to help with the size and style of your home.
The second or Working Budget details the scope of work involved and helps to avoid over-runs. It becomes your control document itemizing all the facets of your build. It allows you to track the budget versus actual expenditures and will be referenced throughout the design and build process. This control document will also assist you for any qualified GST rebates. Financial institutions respect and accept this document when considering financing the project.
Building Options
The first step in the build process is determining the role of Generation-3. Generation-3 discusses the pros and cons of each building option based on the customers building experience.
Three options:
- Owner Build - Generation-3 refines the design, provides permit application support, site plans and delivers the Linwood package to your site. You manage or build your home. Our team is available to answer questions.
- Generation-3 delivers the Linwood package to your site. The owner retains his or her own General Contractor. Our team is available to answer questions.
- Generation-3 is hired as a partial Project Manager or a full Project Manager.
